BUILDING ENGINEER/FACILITIES MANAGER– HOUSTON, TEXAS

COMPANY OVERVIEW

Our client is a privately held commercial real estate investment firm specializing in value-add acquisitions across office, industrial, retail, and multi-family properties throughout the Western United States. The company also invests in distressed debt and ground leases.

POSITION OVERVIEW

The Building Engineer/Facilities Manager plays a critical and highly visible role within the company, working closely with the asset and property management teams. This position requires a hands-on problem solver who thrives in a fast-paced, entrepreneurial environment.

Location: Houston, Texas

KEY RESPONSIBILITIES

  • Supervise third-party vendors and contractors as directed by the Senior Asset Manager, Property Manager(s), Assistant Property Manager, and Property Coordinator.
  • Manage maintenance programs, building systems, and the scheduling of third-party inspections for critical infrastructure (e.g., fire life safety, HVAC, electrical, elevators, etc.).
  • Schedule and complete work orders for general maintenance and repairs.
  • Prepare purchase orders and review vendor proposals as needed.
  • Coordinate and monitor vendor and contractor progress to ensure timely, high-quality work.
  • Conduct daily property inspections and report any required repairs to management.
  • Inspect building equipment and perform or oversee preventative maintenance.
  • Maintain adequate inventory levels of maintenance tools, equipment, and supplies.
  • Complete all required documentation and reports in a timely manner.
  • Respond to after-hours and weekend maintenance emergencies and inspections as needed.

QUALIFICATIONS

  • Minimum of 3–5 years of general building maintenance experience.
  • HVAC certification preferred.
  • Ability to negotiate service and minor construction contracts.
  • Proficiency with basic computer applications.
  • Strong customer service and communication skills.
  • Effective time management and organizational skills.
  • Professional communication style when working with tenants, vendors, and team members.
  • Strong work ethic and attention to detail.
  • Experience with Yardi and Facility Manager work order systems a plus.
